This lake was created in the early 1950s as a part of the Kerr or Buggs Island Lake project.  A separate dam was built in the Island Creek watershed on the south side of the lake to keep from flooding thousands of acres of prime bottomland and a then existing tungsten mine which was closed in the early 1960s.  The USA Corps of Engineers and the land owners could not agree on the value of the land, so the Corps acquired a right to flood part of it under public domain condemnation proceedings.  They DID NOT buy the land, but only the right to flood part of it to the 290 foot mean sea level elevation without liability.

A separate lake was created known officially as "Island Creek Reservoir" but known locally as "The Little Lake".  But, it is only little beside monstrous Kerr Lake.  If it were anywhere else, it would be considered a big lake since it is about two miles long with over eight miles of shoreline and covers over 320 acres.


 
Each lot on the lake has three main zones based on elevation.  The first is the land above the flowage easement or the 290 foot elevation.  This is the area that your home must be built on.  The second is the zone of the flowage easement below the 290 foot elevation and above the normal 258 foot water level.  This land is yours, you can clear or improve the land in any way you wish except you can't build a house here.  The third zone is the land under water.  Although some people joke about owning land under water, it is important to own it because this is what gives you true lakefrontage.

The lots vary a great deal  with the mix between these three zones.  Some have very little land under water, some have over half of the land under water.  Some have less than an acre of land above the flowage easement, some have several acres.  It all depends on the lay of the land and is shown on the plat.


The lake is truly unique in many ways.  There is nothing like it for its size anywhere in this area.  Not only do you own into the water, which gives you true waterfrontage, but the water level is relatively stable.

The Corps normally maintains a very stable water level within a range of about six inches.  They do this by pumping water into Kerr Lake, which is higher than this lake, using three large capacity computer controlled pumps.  On those rare occasions when the water level rises more than a few feet, the pumps are set to run 24/7 which brings the water level down to normal in a few days.  But this only happens during periods of prolonged rain for several days such as from a tropical storm or hurricane; however, this has not happened in several years and the water level has never been even near the top of the flowage easement level in the over 50 year history of the lake.

Houses must be built above the 290 foot  flowage easement.  The distance from your house to the water will vary with the steepness of the lot.  It can be less than one hundred feet up to several hundred feet depending on the lay of the land.  Wells and septic systems must also be located above the 290 foot elevation.  The land between your house and the water is yours to use in any way you want; however, you may need a permit from the Corps to dig in or dredge in the water.  This is much the same as for any water in the USA because of the Wetlands and Clean Water Acts.
This lake is very peaceful and quiet, and restrictions have been put in place to keep it that way.  There are only eleven houses on the lake at the present time, and large multi-acre lots will limit future development density.  We still own most of the land around the lake, and intend to do everything we can to maintain the peace and serenity of it.  Most people have relaxing boats such as pontoons, skiffs, etc., and just putter around.  It is rare to see more than one boat on the lake at a time.  This is not a lake for people who want to fly around in fast boats and water ski or jet ski.  For those who enjoy those activities, a launching ramp on Kerr Lake is nearby.


Fishing on the lake is great, with abundant quantities of largemouth bass, crappies, catfish, and other species native to this area.
